Real estate developers buy TDR at throwaway price

Since sellers don’t perceive a market for TDR Real estate,developers are able to buy TDRs at throwaway sums. Developers buy certificates issued in B or C zones (the secondary and peripheral parts of the city), and utilize them in projects in the centre of the city (part of the A zone) where land valuations are steep. This allows them to go beyond the floor space stipulated for the area.

TDR Bangalore is a tradeable certificate issued by BBMP Bangalore to landowners in lieu of area surrendered by them for developing public amenities. It entitles the landowner to build a certain amount of floor space and this right is enshrined in a certificate (development right certificate) issued to the landowner. This certificate can be utilized by the holder or he can sell it. And the floor space can be created in any of the three zones (A, B & C) as defined by the Bangalore Development Authority (BDA)’s zoning regulations.  Since sellers don’t perceive a market for these certificates, developers are able to buy TDRs at throwaway sums.

The TDR market has suddenly picked up pace. TDR Bangalore is a tradeable certificate issued by BBMP Bangalore to landowners in lieu of area surrendered by them for developing public amenities. For every 100 sqm (1,000 sqft) of area surrendered, the landowner is entitled to DRC worth 150 sqm (1,500 sqft). The ratio is 1:1.5 The DRC is valid for a period of 5 years. The same may be revalidated for five more years subject to payment of revalidation fees.

Bangaloreans caught unawares by wind, heavy rain

Thunderstorms with rain and winds lashed the city on Thursday, leaving a trail of uprooted trees, downed electrical lines, and jammed traffic. Residents and motorists scrambled to deal with the damage.

A driver luckily escaped unscathed when the branch of a tree fell on his cab near Hudson Circle. However, a little girl sustained injury when a tree fell near her house, as she played near it. She was immediately rushed to hospital.

Gusty winds and heavy rain felled as many as 15 trees, and many roads were blocked by fallen trees on Thursday evening. Traffic woes were compounded, and the Bruhat Bengaluru Mahanagara Palike (BBMP) was flooded with calls from stranded motorists.

Rush-hour traffic came almost to a halt on HAL II Stage, ESI Hospital at Indiranagar, Old Madras Road, Old Byappanahalli, Chikkasandra and BVK Iyengar Road near Majestic, as trees fell.
In some places like Malleswaram, Avenue Road, Nrupthunga Road, JC Road, Majestic, Hudson Circle, Kempegowda Road, MG Road, Brigade Road, Marathahalli, Whitefield and JP Nagar, traffic moved at a snail’s pace.

BBMP sent out its Prahari vehicles and service men to clear the fallen trees to ease the gridlocks. Traffic policemen found themselves extraordinarily busy clearing choked traffic.

Higher Interest Will Push Up Monthly Installments For Home Loans

Higher interest will push up monthly installments for home loans for existing as well as new home buyers. The National Real Estate Development Council (Naredco) expects interest rates on housing finance to increase to 10.5 per cent for loans up to Rs 30 lakh and 11 per cent or more on loans above Rs 30 lakh.

Pradeep Jain, chairman, Confederation of Real Estate Developers’ Association of India, said: ‘‘The increase in rates will intensify the cash crunch scenario the industry is facing. The current pressure on prices is global in character and reflects supply-side bottlenecks. The solution is not monetary tightening.”

Remembering Rabindranath Tagore

May 9, 2011 marks the 150th year of poet laureate Rabindranath Tagore’s birth. The city has been seeing a lot of activity centred around this event. A sort of culmination of the celebrations are in the offing this weekend. Here’s a glimpse of what’s in store.

Jagriti in Whitefield, Bangalore, has been celebrating the 150th birth anniversary of Rabindranath Tagore this week with film screenings, music, seminars, an exhibition of Tagore’s memorabilia, sale of books by and of Tagore, paintings, platform performances and panel discussions. Then the festival has seen the premier of ‘Crisis of Civilisation:

A journey with Tagore’, a play devised, written and performed by Ranjon Ghoshal and directed by Jagdish Raja. This last is being staged everyday of the festival which started on May 3 and will go on till May 8.

Today, they will screen the Satyajit Ray classic Charulata at 2.30pm, followed by a talk on ‘Tagore, the poet’, by theatre personality and literary figure Abhijit Sengupta. There will be a Rabindrasangeet performance following this.

A documentary called Rabindranath Tagore, made by Satyajit Ray, will be screened on Saturday, May 7, at 6pm. Crisis of Civilisation: A journey with Tagore will be staged at 8pm. It will be re-performed at 3pm the next day.

The president of Alliance Française de Bangalore, Chiranjeevi Singh, will speak on ‘Tagore, the internationalist’, followed by a panel discussion with Abhijit Sengupta, Chiranjeevi Singh, theatre person and director of Centre for Film and Drama — Prakash Belawadi and Ranjon Ghoshal.

Rentals in Bangalore go through the roof

Is it cheaper to buy a home in Bangalore than rent it? According to a report brought out by a real estate portal, the answer is ‘yes’.
The report on property rentals, brought out by real estate portal 99acres.com, shows how rentals have skyrocketed in the city, so much so that real estate experts recommend that it would be cheaper to buy a home in the city than rent it.

According to the study, Bangalore saw the steepest rise in rentals during the January-March quarter at 13%. It was higher than Mumbai, Pune and Delhi.

As per the latest survey, conducted by Makaan.com, JP Nagar has seen the highest appreciation with rentals moving up by 30%. Marathahalli and Whitefield witnessed 24% and 9% rise in rent real respectively. Indiranagar’s rental value remained steady.
Neville M Vaswani, MD, Vaswani Group, said: “Bangalore has a lower rental rate base compared to Mumbai, and so the 13% rise looks magnified. Considering rental prices were not high to start off with, a 13% increase is actually becomes conspicuous,” he said.

Offering a contradictory view, Ashotosh Limaye, associate director—strategic consulting, Jones Lang Lasalle Meghraj (JLLM), said: “In such situations, capital values appreciate, making it unaffordable for people to shift from renting to buying a property. It is a question of increasing your budget by a few thousand rupees (for renting) as compared to a few lakhs rupees (for buying). People have no choice but to rent.”

Demand for commercial, space to increase in 2011

Bangalore is likely to witness a robust demand in commercial and retail space in the present calender year on the back of higher economic activity.

According to a study of real estate research firm Jones Lang LaSalle India, the city is likely to absorb about 7.1 million sq ft of office space by 2011 against a supply of 7 million sq ft in this period.

A majority of the expected absorption is likely to take place in the secondary and Whitefield micro-markets,” Abishek Kiran Gupta, head-research and REIS, JLLM said.

In the meantime, the office market has witnessed a total transaction of 2.77 million sq ft in the first quarter of CY10, which is 7.36 per cent higher than the previous quarter. The total net absorption in the city was 958,091 sq ft, of which the central business district (CBD) and others accounted for 18 per cent of the absorption during this period.

Some of the key transactions during this period are Math Works leasing a 10,076 sq ft on Ulsoor Road, Impetus Leasing 20,000 sq ft on the Outer Ring Road among others. In the rental space, the average rent for office space in the CBD increased to Rs 78 per sq ft from Rs 76 sq ft in the first quarter of CY10. Similarly, the retail space is expected to see a momentum during the present calender year.
